What should an elevator maintenance contract include?
Short answer
At minimum: a defined visit frequency, a written list of what is checked and adjusted, clear terms on callbacks and overtime, and an explicit statement of what is excluded. If the exclusions list quietly removes the components most likely to fail, you are paying for attendance rather than maintenance.
We will read your current agreement for free and tell you which of those it actually gives you.
What we do on a visit
Lubrication and adjustment, door operation and safety checks, controller and drive inspection, governor and safety device testing, pit and machine room condition, and a written record of what was found.
Coastal buildings get additional attention to corrosion on rails, brackets and fixings — the failure mode that inland maintenance schedules are not written for.
Why contracts drift
Most agreements are signed once and never read again. Escalation clauses compound, callbacks get rebilled at overtime, and the exclusions list grows at renewal.
We price annually, in plain terms, and we expect to be compared.

Equipment age, condition, usage and the agreement you are currently under.

Covered versus excluded, in language a board can read without a translator.
Reporting
A record after every visit, left with you.
Questions
Questions we get asked
How often should a commercial elevator be serviced?
It depends on usage, age and environment. A high-traffic beachfront condominium needs more frequent attention than a low-rise office. We set frequency after a survey rather than defaulting to monthly for everyone.
Can we switch maintenance providers mid-contract?
Often, depending on the cancellation terms and notice window you signed. Send us the agreement and we will tell you where you stand at no charge.
Is emergency callout included?
Our agreements state exactly what is included and what is billable. No surprises at invoice time is the entire point.
Do you maintain equipment you did not modernize?
Yes. Most of our maintenance work is on equipment installed by someone else.
