Questions

Elevator questions, answered properly

The questions property managers and boards actually ask us, answered the way we would answer them on the phone.

Questions

Costs and modernization

How much does elevator modernization cost?

From tens of thousands of dollars for a single hydraulic unit to well into seven figures for a multi-unit traction group. The variables that move the number most are unit count, rise, whether the machine and ropes are reused, and how far behind current code the equipment has fallen.

How long does an elevator modernization take?

Per unit, typically weeks rather than days, and the honest answer depends on parts lead times. In multi-unit buildings we sequence the work so at least one car stays in service wherever the equipment allows.

When should an elevator be modernized rather than repaired?

When you are repairing the same subsystem repeatedly, when parts are becoming difficult to source, or when the equipment cannot be brought to current code without replacing the things that make it work.

Do we need a general contractor for a modernization?

Not with us. Electrical, fire alarm, HVAC and every other sub-trade is included in our bid and scheduled by us.

Questions

Code and compliance

What happens if an elevator Certificate of Operation expires?

The equipment is being operated without a current certificate, and that is a finding against the building rather than against your contractor. Exposure continues while the lapse continues, and it becomes an insurance and disclosure problem if anyone is injured or the property changes hands.

Our inspection failed. What happens next?

You have a list of deficiencies and a window to correct them. Have the findings translated before you accept a price against them — a contractor quoting from a code-language list can scope in work you do not need or leave out work you do.

Who can correct an elevator violation in Florida?

A licensed elevator contractor. LifTech holds both Certified Elevator Technician and Certified Contractor licensing.

Questions

Contracts and service

What should an elevator maintenance contract include?

A defined visit frequency, a written list of what is checked and adjusted, clear terms on callbacks and overtime, and an explicit statement of what is excluded.

Is my elevator maintenance contract overpriced?

Frequently, and the price is rarely where the problem is. The cost usually hides in the exclusions, the escalation clause and the callback terms.

Can we switch elevator contractors mid-contract?

Often, depending on the cancellation terms and notice window. Send us the agreement and we will read it free and tell you where you stand.

What is a non-proprietary elevator system?

One where the controller and diagnostic tools are not locked to a single contractor. Any qualified contractor can source parts, service the unit and bid your maintenance.

Questions

Emergencies and repairs

Do you offer 24-hour elevator service?

Yes. Emergency dispatch runs 24 hours a day, 365 days a year across the whole territory, including weekends and holidays.

Someone is trapped in our elevator. What do we do?

Call us immediately on (239) 427-1400, keep talking to the passenger, and do not attempt to open the doors or move the car yourselves.

Why is our elevator repair taking so long?

Usually because the part is proprietary. If your controller is locked to one manufacturer, only that manufacturer can supply the board — and they set both the price and the lead time.

Do you work on all elevator brands?

Yes, all major makes and models. Because we work non-proprietary we are not limited to one manufacturer’s parts channel.

Question not answered here?

Call and ask. You will get someone who has worked on the equipment, not a script.
