Free service
Most buildings in Southwest Florida pay for elevator service under an agreement nobody has read closely in years. We read yours at no charge and tell you what it covers, what it quietly excludes, and where the number is padded.
Frequently, and the price is rarely where the problem is. The cost usually hides in the exclusions, the escalation clause and the callback terms. A competitive monthly rate attached to a list that excludes the components most likely to fail is more expensive than a higher rate that covers them.
There is no charge and no obligation to switch. A good number of the reviews we do end with the building renegotiating with the contractor they already have.
| In the contract | What it usually says | What we check |
|---|---|---|
| Scope of coverage | “Full maintenance” | Whether the exclusions quietly remove the components most likely to fail |
| Callbacks | A number of included calls per year | What counts as a callback, and what gets rebilled at overtime |
| Escalation | An annual percentage increase | Whether it compounds, and what it has compounded to since you signed |
| Term & cancellation | Auto-renewal with a notice window | Whether the window has already passed and what leaving actually costs |
| Equipment & access | Rarely addressed | Who owns the controller, the diagnostic tools and the passwords when you leave |

If it is, yes. Saying otherwise would cost us more credibility than one contract is worth.

Yes. Send the scope of work rather than just the price — the scope is where the real differences are.
